When
I was divorcing my husband, I had to look for ways on how to sell my house. Most couples going through a divorce sell
their home and move to their separate properties. Some may choose to buy out
their partner so that they can remain in the house. Once you have made a
decision to sell your house before the divorce, you will be confronted with a
complicated process that includes a lot of activities. Each of the activities
will take diligent work and emotional the changes that come with divorce will
make it more demanding.
Choose an agent
It
is not recommended to sell your house without a professional during divorce.
You must ensure that the agent you choose is not biased to anyone and will act
in both of your needs and interests. This is where you will both agree on the
right agent to use. I wanted to sell my house privately but my lawyer told me that it would bring a lot of
complications so I had to involve an agent. The agent you choose should have
the right skills to negotiate both for you and the market.
Price your house
You
could get a few price recommendations from various agents but once you have
selected a trustworthy agent, you should trust their recommendation about the
value of your house. After determining the house’s value, you should get ready
to show the house by renovating, doing minor repairs, painting and staging the
house. You can explore different offers before selling the house.
Dividing the cash
After
looking for ways on how to sell my house,
I found a buyer but I had to divide the money with my husband. After paying off
all the parties involved in selling the house, my divorce lawyer advised me on
how to split the money with my former husband.
