Building inspectors are
professionals who are invited to check on the overall condition of a
property before its sale or renovation or even just to check the
integrity of the building after years of use. However, people do not
or rarely feel they have the need to contact building inspectors to
look over their properties and many people still are afraid of the
building certifier because they feel the reports they give
will mean spending more on renovating or losing money on a property
deal; but before you buy any property, it is better to call a
building inspector for the following reasons;
- Building inspectors prevent the investor from purchasing buildings that would be more of a liability than an asset because some buildings are built in a way that they hide behind a façade; and their true structure cannot be determined by an amateur. But a building inspector would check and see all the flaws of the building; although sadly most investors that neglect to call a building inspector end up spending more cash on repairs when it would have just been easier to have done the building certification.
- They prevent investors from buying buildings with faulty wirings because it can have the multiplier effects in the eventual residents of that apartment complex or building, and this is one of the things the building inspectors check, so there will not be any occurrence of a fire injuring that could kill any of the inhabitants of the building at any point in time.
- Building inspectors will prevent the investor from purchasing a building which realistically is less exorbitant than the price fixed on it. Repair issues that are hidden by the owners or have no address, or were not disclosed are handled by certifiers hence some of the benefits of a building certifier.
A building certifier plays many
roles in the start of a building to the end. So, it is the best
interest of a house owner to employ their service before they
commence the building of a house.
