Building
and construction are a complex work. Besides, construction and
maintenance, it requires legal documentation like certification and
approvals. Different countries have different rules and acts for it.
If the buildings are not approved and do not have certification,
legal action can be taken. To check the building and construction
sites, building inspectors are assigned. Their job is to check if the
building has all the required documents or not. They also check the
building condition and report accordingly. The buildings have certain
life period and the engineers guarantee the safety till that time.
Building Surveyor
is someone whose works involves every aspect of construction and
building. From construction to conservation and restoration,
everything falls under their work. They look after new developments
as well as the historic buildings.
There
are different procedure and requirements while constructing a
building. One of them is certification of occupancy. This is a basic
step but the most important one. Without certification of occupancy,
a construction is not legal. If you do not know about this
certification, it is a legal certificate that proves that the
building has the right of occupancy. The purpose of this certificate
is to prove the legal approval of the government that the building or
structure to be in a live able condition. It is also important while
signing a contract of selling or renting the property. It is evidence
that the authority has approved the building plans and
specifications. There is another certification i.e. TOC (Temporary
certification of occupancy). As its name suggest it approves the
legal permission for a certain period of time. One can get the
certification from Local authority or private
certifier.
A
building surveyor
is an important part in real estate business. Like fuel run the
vehicle, the building surveyor’s information and data run the real
estate market.
